It is my job to facilitate the property buying process for you here in the Pyrenees-Orientales (66) in Languedoc Roussillon – whatever stage you are at.

Preliminary Chat

Buying a property is a major investment that merits careful thought and research. Whilst you may have studied the area on paper, there is of course no substitute for seeing it for real. Jump on a plane and fly down to Département 66 to peruse the locality first, before you embark on the serious business of property viewings. Get a feel for this land of plenty and decide where you do and do not want to be.
The key is to plan a decent visit of around 7 days minimum, if you can. Take the time to drive around the three valleys at your leisure. You might wish to head immediately for those parts that stood out on initial reading, before you discover other gems.

I recommend that we touch base first, at a mutually convenient time and place, to discuss your preliminary requirements and so that I can answer any questions you might have. I also believe that the human contact aspect is vital.

Once you have established where you want to be, I can source property and organise viewings for you– working to your specifications and concentrating on those areas that are of particular appeal.

Remember that it is worth adding a day’s contingency to your planned trip – to allow you to re-visit property that speaks to you and make that offer! If this doesn’t happen to you first time around, nil desperandum! Bear in mind that whilst it is definitely possible, only a handful of people actually hit upon their dream house on their first visit, with many more finding success waiting round the corner on the next trip.

Are your finances in place?

It is crucial that your finances are in place before you proceed to viewing property, since as soon as you find your dream you will have to act fast! You need to ask yourself: Have I got my mortgage/loan agreed in principle? Do I have easy access to my cash nest-egg or investment bond? In other words, can I proceed to the Sale Agreed stage should I visit my dream house?

Research & Viewings Service

It’s worth noting that when vendors register their property with estate agents they usually register it with more than one and sometimes with as many as 10! This can give the impression that there are numerous properties for sale. You may make appointments to view what appears to be a selection, only to often find that you've made appointments with different agents to view the same house!

What I do is research estate agents' books thoroughly to find different
properties for sale in the Pyrenees-Orientales that match your requirements.
I liaise with you in terms of what's on the market and all you have to do
is choose what you'd like to visit. I then arrange the appointments for you
and accompany you to viewings together with the agent.

TIP: Less is more in this business! We will aim to see a minimum of three properties and a maximum of six - beyond six and it gets extremely confusing.

I translate for you throughout and offer guidance. I know the questions to ask in order to ensure that you get maximum information from both the estate agent and the vendor. What is more, as your search becomes more refined, I can respond to your changing criteria.

Alternatively, if you've viewed a property and you're thinking of putting in an offer and would simply like an impartial view, I can go with you to look at it.

Sales Negotiations & Follow-up Service

This service goes from negotiation right through to Completion stage.

  • Negotiating and submitting sale offers
  • Liaising with both the estate agent and notaire
  • Translating the Sale Agreed and Completion documents
  • Providing you with regular updates on the progress of your purchase through to completion
  • Accompanying you to sign at both the Sale Agreed stage and Completion stage (unless this is done by Proxy)
  • Interpreting, translating, advising and assisting you throughout the entire process

  • Providing accredited Financial Contacts for mortgages and favourable transfer of funds
  • Organising Title Insurance (not including cost of policy)
